Course Content:
Social landlords can offer a myriad of tenancy types to prospective occupiers and with that come a myriad of rights and responsibilities. This session begins by exploring the basics of security of tenure, including a good look at secure, assured and assured shorthold tenancies. We then consider the rights and obligations associated with each tenancy type and how this relates to the various in-tenancy changes that may need to occur.
Learning Outcomes:
· Back to basics - Understand the distinction between a licence and a tenancy
· Understand the key tenancy types offered by social landlords including secure, assured and assured shorthold, knowing when and how they should be issued.
· Understand how internal policies and contracts can enhance upon these rights.
· Understand the varying rights to succession, assignment and subletting for each tenancy type
· Understand how tenants can terminate tenancies through NTQ and what happens when occupiers are left behind in situ.
· Know how to respond and process the death of a tenant
· Discuss use and occupation charges and local policy/procedure
· Understand the basics of terminating the different tenancy types and how to manage breach of contracts, including evidence required to support the tenancy management process.
· Explore how to effectively manage low level ASB and how this feeds in to other tenancy breaches
· Explore the needs of customers who are experiencing vulnerability and how social landlords may need to adapt their service delivery to meet need.
